What a fireplace inspection finds in Huntington Beach homes

Salt fog does the damage here. Marine air carries chloride inland every night. It settles on galvanized chase covers and metal caps. Rust starts at the seams and screw holes. Then winter rain finds those pinholes. The stain shows up inside on the ceiling long after the metal failed. So an inspection here starts on the roof, not the hearth.

Most of what we open is prefab. Factory-built zero-clearance units sit inside framed metal chases. We check refractory panels for cracks wider than a hairline. We look at the firebox floor joints. On open masonry with clay tile liners, we run a camera and look for shifted tiles and gaps in the mortar joints between them. Older pre-1960 stacks sometimes have no liner at all.

Dampers seize from corrosion near the coast. A stuck damper on a gas log set is a separate issue. Gas installations need the damper blocked open, and we check for the clamp. Wrong log placement over the burner causes sooting and carbon streaks. That shows up fast.

Bring a flashlight and look yourself. Spalling face brick, missing crown mortar, a cap with no spark arrestor screen, brown drip stains at the chase base. Those four tell you most of it.
