That's the normal pattern here — a lot of Huntington Beach homes burn a handful of evenings between December and February and never build up much creosote. What you're really paying for in that case is an inspection, not soot removal. The things that go wrong in this city happen whether you burn or not: corroded metalwork up top, birds and nesting debris in a flue that sits idle eleven months a year, and damper hardware that seizes from sitting still in damp morning air. If it's been a couple of years, get eyes on it before the first cold evening rather than after the smoke backs up.

Onshore flow carries salt inland every day, and it lands on whatever is highest and most exposed — the chase cover on a condo or townhome, the spark arrestor screen, and the flashing where the chimney meets the roof. Add the marine layer keeping things damp most mornings and you get corrosion that runs well ahead of what the same part would do a few miles inland. Downtown and toward Sunset Beach it's harsher still. On the 1980s–2000s prefab units especially, a rusted-through chase cover lets water straight down into the chase and around the firebox, which is a much bigger repair than the cover itself would have been.

Most of the inland tracts went up between the mid-50s and mid-70s, single-story ranch and split-level with masonry fireplaces. On those we most often find worn or missing mortar in the crown, dampers that no longer seat or swing freely, and old spark arrestors that have rusted apart or were never replaced after a reroof. Glass doors added later are common too, and the gaskets and hardware on those are usually the oldest untouched part of the whole assembly. None of it is dramatic, but it's the difference between a fireplace that drafts and one that puts smoke in the living room on the first cool night.

Two things mostly. First, masonry or prefab: an original masonry fireplace in a 60s tract house is a different job from a metal firebox with a chase chimney in a newer townhome, and the prefab work often involves parts sourced to that specific unit. Second, rooftop condition — if the chase cover, arrestor or flashing has gone soft with salt corrosion, that's repair work on top of the sweep and inspection. A straightforward clean and inspection on a lightly used fireplace sits at the low end of what we do. Complexes with shared roof access or restricted parking can add time as well.
